114 University project revised to six storeys: Public engagement happening now until Feb. 5, 2021

A revised rezoning application has been received for the site of 11323, 11325, 11329, 11333 and 11335 University Avenue NW (formerly known as McKernan Crossing, now called 114 University II). The proposed zoning is still for a (DC2) Site Specific Development Control Provision that would allow for a mid-rise building but with the following key changes:

  • The maximum height reduced from 30.0 m to 23.0 m (approximately 6 storeys);

  • The maximum floor area ratio reduced from 5.35 to 3.4; and

  • The maximum number of dwellings reduced from 210 to 132.

With these changes, the application now conforms to the McKernan-Belgravia Station Area Redevelopment Plan. It does have some variances from the standard RA8 zoning that might otherwise be appropriate for the site: the setbacks are slightly smaller, the Floor Area Ration is 3.4 (instead of 3.3), and the parkade entrance would be shared with the neighbouring development to the west.
